What Drives the Cost

1. Square Footage

The most obvious factor. Larger areas cost more. But cost per square foot typically drops as the job gets bigger — a 200 sq ft room costs more per foot than a 1,000 sq ft main floor.

2. Floor Condition

Floors with deep scratches, heavy staining, old wax finishes, or previous bad refinish jobs take more sanding time. We may need to go through more grits, sand multiple passes, or address problem areas individually. This adds time and cost.

3. Stain Application

If you want a stain color — anything other than clear — that adds a step and materials. Custom stain colors or multiple test samples add a bit more. If you're going natural (no stain), that's simpler and faster.

4. Finish Choice

Waterbase polyurethane, oil base, and commercial finishes are all priced differently. Commercial finishes (Bona Traffic, LOBA 2K) cost more than standard finishes but last significantly longer. For most residential jobs, a professional waterbase is the right call.

5. Number of Coats

Most jobs get 2–3 finish coats. Commercial or high-traffic applications may warrant a fourth coat. More coats = more time and material.

6. Access and Layout

Lots of small rooms, closets, and awkward angles take more time than open floor plans. Stairs, landings, and transitions are priced separately from main floor areas.

What About Per-Square-Foot Pricing?

You'll see numbers online ranging from $3 to $8 per square foot. In Rhode Island, quality professional refinishing typically falls in the $4–$7 range depending on the factors above. But I'd caution against using that number to evaluate quotes — a lot can get hidden in how contractors structure pricing.
