Sanding is the most technically demanding part of any floor refinishing project. Done wrong, it leaves swirl marks, uneven surfaces, and ridges that show through the finish. Done right, it creates a perfectly flat, clean surface that makes every coat of stain and finish look flawless.

We use Lagler big machines — the gold standard in professional floor sanding — along with Clark 7R edgers for edges and corners, and Pro Team and Festool vacuums for maximum dust capture. This equipment costs significantly more than consumer-grade rentals, and the results show.

Dust containment is a major differentiator for us. We set up zipwalls and plastic sheeting throughout the work area and use whole-house fans to exhaust dust during sanding. Most of our customers are genuinely surprised by how clean their home stays.

How dusty is floor sanding?

How many times can a hardwood floor be sanded?

Most solid hardwood floors can be sanded 5–7 times over their lifetime, depending on the thickness of the wood above the tongue. Engineered hardwood can typically be sanded 1–3 times. We assess your floor thickness before recommending a refinish.

Do I need to leave my home during sanding?

It's recommended that you and your family stay out of the work area during sanding. Most customers stay in other parts of the home or make arrangements to be elsewhere during the main sanding day.

Can you sand floors with pet damage or deep scratches?

In most cases, yes. Sanding removes the top layer of wood and finish, which takes care of surface scratches and pet stains. Severe gouges or structural damage may require board replacement — we'll assess during the estimate.
