Preserving Original Floors Through Selective Replacement — Middletown, Rhode Island

The kitchen section had failed and needed to come out, but the original heart pine in the rest of the home was worth preserving. The job was to replace only what needed replacing and save what didn't.

The technical challenge of selective replacement is integration: new 2¼" solid white oak had to sit beside older heart pine and the two had to read as one floor after a whole-house sand and refinish. The staircase was part of the scope as well.

We removed only the kitchen section, prepped the subfloor — HWD-15 underlayment was documented at this stage — and installed new 2¼" solid white oak where the kitchen floor had been. The existing heart pine everywhere else was preserved.

The whole house was then sanded and refinished together, including the staircase. A water-based finish system was chosen intentionally: it helps the new white oak and the older heart pine develop a complementary appearance and allows the existing patina to flow naturally across the transition rather than fighting it.

The homeowner got to keep their original heart pine instead of losing it to a full replacement. The kitchen section is new 2¼" white oak, the rest of the home is preserved heart pine, and the whole house — staircase included — reads as one continuous floor under a matching satin finish.
